NYCkayaker Opportunity for Kayak Builders, Outfitters, and other Outdoor Recreation Groups

Hi All,

The LIC Community Boathouse is working with its landlord to turn a 
large, newly-restored pier shed on the north side of Anable Basin 
(south side of Anable Cove) into a vibrant center for nonmotorized 
vessels and outdoor recreation and woodworking generally. Anable Basin 
is a well-protected slip of water across from the southern tip of 
Roosevelt Island.

We are eager to include kayak building, storage, and outfitting groups 
in the Anable Basin North mix  as we already have very good prospects 
for housing rowing and sailing boat builders/operators and related 
youth programs. We are open to both nonprofit and community-spirited 
commercial ventures. We are also open to other ideas that could 
harmonize well with these uses: gardening? rock climbing? Let's 
explore.

As the LIC Community Boathouse returns to the north side of the basin, 
remaining at Anable Basin South are Recycle-a-Bicycle (the LIC 
Community Boathouse played a central role in bringing this great group 
to the neighborhood), Meat Space Gallery and associated artists' 
studios, Nature Calendar, and several other ecological and arts groups.

Rent in Anable Basin North is $1/square foot monthly. Any negotiation 
on that point would have to be directly with the landlord after 
approval. Location is superb and infrastructure is very good. 
Electricity is plentiful and there are restrooms on site. The floor 
space is roughly 12,000 square feet and ceilings are 25 feet. There's 
an option to expand into another 12,000-square foot room with ceilings 
of the same height.

The moment you launch into Anable Basin you see the Chrysler Building, 
Empire State Building, and United Nations, as well as the verdant 
southern tip park of Roosevelt Island and historic quarantine hospital 
ruins. Egrets, cormorants, night herons, swans, and other fascinating 
birds frequent the quiet backwaters of the basin, and very little 
traffic passes along the east channel of the East River. Wakes have 
proven to be of absolutely no concern in our two years here.

Our best mass transit link for this site (at the end of 44th Drive) is 
the E train, with the 7 being a close second. Buses also serve the

LIC is known for its artists, studios, galleries, and arts institutions 
(a few are noted here: http://www.licarts.org) as well as an emerging 
"restaurant row" on Vernon Boulevard. Waterfront redevelopment promises 
to bring a sizable new residential community and on-water amenities are 
in scarce supply. This could prove a fantastic new opportunity.

We have applied for a grant to purchase and install a ramp and will 
receive a 200 square foot dock soon, doubling the size of our current 
dock. Groups will need to provide proof of applicable insurance to use 
the ramp and dock, as determined by our landlord.

We also have space available to artists and arts/ecology groups and 
small businesses at Anable Basin South. Rent is also $1/square foot 
monthly. All rooms are well electrified, we have four restrooms in the 
building, and some rooms have skylights. The rooftop is strong and 
offers East River and skyline panoramic views. This location is equally 
accessible by the 7 and E and is down the street from the charming and

As a filtering mechanism to save time, landlord, Plaxall Inc. has 
requested that all applicants first receive approval from myself, Erik 
Baard, and John McGarvey. The company stated explicitly that it does 
not want unsolicited query calls, only our referrals. John and I do not 
receive any commission or salary in any form from this Anable Basin 
project. Our benefit from this is simply the privilege of building a 
unique waterfront community, perhaps the most dynamic such hub in New 
York City. All rent is paid directly to Plaxall.
